How long is your lease?

​​We typically offer a 12-month lease, but depending on the time of year shorter terms may be offered or available.

What are your application requirements?

​All prospective residents who are over the age of 18 must complete a rental application form. Photo identification, verifiable housing history, references, employment, and income information (gross income must equal at least 2.5X the monthly rent) are required. A credit report will be processed for each adult applicant. Applicants with excessive collections, falsified or incomplete application information, and/or a history of excessive late payments may not be accepted.

How much is the security deposit, what's due upon applying, and are there any application fees?

​The security deposit is equal to a half month's rent. $100 of this is paid at the time of application (as earnest money), along with a $7.50 per adult applicant non-refundable credit check fee. Earnest Money will become a portion of your refundable Security Deposit upon execution of the lease agreement. 

When is rent due?

​Rent and fees are due on the first of each month.

How can I pay my rent?

Brownpoint Reserve is a paperless property! We ask all residents to use our secure and easy-to-use Online Resident Portal and pay rent for free using their checking or savings account. Credit card and MoneyGram® payments are also available, however, a third-party service fee will apply. 

Is there a late fee for overdue payments?

​A 5% late fee will apply if you pay on or after the third of the month. 

Are utilities included?

​​100 Mbps Internet, water, and sewer are included in the $65 monthly facilities fee. Electric, gas/heat, phone, and cable TV are not included. 

Are the apartments furnished? What is included?

​​The apartments are not furnished. Furniture rental is available upon request.

Is renter's insurance required?

​Steve Brown Apartments requires that each resident maintain a renters insurance policy, with a minimum limit of liability for bodily injury and property damage of $100,000, throughout the term of their lease. We also require that you name SBA Management Services as an “Additional Interested Party” on the policy.  ​

How much does renters insurance cost?

​​Most policies cost $15 or less per month. This small monthly bill can protect you from accidents that could end up costing you tens of thousands of dollars in damages. You can sign up to be the Steve Brown Apartments Master Policy for $15/mo. 

Why should I carry renters insurance?

​​To protect you from a variety of accidents and losses, especially the very expensive ones we see almost every year. For example, a resident accidentally released the fire sprinkler valve in their unit and caused $40,000 in damage to their belongings, their apartment, their neighbor’s apartment, and the common areas in their building. Fortunately, this resident had renters insurance, and the damages were covered by their policy instead of out of their pocket.

What does a renters insurance policy generally cover?

Theft, such as stolen notebook computers, or a missing package from UPS, FedEx, etc. Damage from smoke, lightning, windstorms, or hail The vandalism or theft of your bike or damage to your property by a vehicle Water damage caused to the property and your personal items from overflowing toilets and tubs Liability for bodily injury to other persons

Can I wait until I've moved in to start my coverage?

​​Per our lease agreement, all residents without insurance on their move-in day will be added to our master policy and the charge for renters insurance coverage will be added to your account. Once we have proof of independent coverage we’ll remove you from the master policy.

How do I get a renters insurance policy?

​​​​Simply add the policy with the company that holds your vehicle insurance, or call the insurance agent (or agency) of your choice. If you don’t have a preferred insurance provider you’re encouraged to consider ResidentInsure. All of our properties are pre-approved for coverage so you can sign up in less than five minutes. What property amenities are included?

Brownpoint Reserve features a reservable clubhouse with beverage service, regular community events (Octoberfest, wine and cheese tastings, holiday parties, paint night, and more), outdoor gazebo and pond, dog washing station, corporate rentals available, a fitness center, yoga studio,  and 24/7 emergency maintenance.

How does trash work?

​The trash and recycling rooms are located in the garage. The recycling for the building follows the City of Madison Ordinances. 

 
 

Do you offer recycling?

​Yes, our trash vendor provides mixed stream recycling.

How does the gas fireplace in my apartment work?

​Most units come with a gas fireplace that is operated with a wall switch. When you flip the wall switch on, the fireplace will ignite and a flame should appear. If a flame does not appear turn the switch off immediately and call for maintenance. Please be aware the glass front of the fireplace gets extremely hot and can burn your skin quickly.

Do you have package lockers/how do I get my packages?

​We do not. Carriers will leave your packages in the secured package room by the mailboxes.

Is storage included?

​Storage spaces are available to rent in the parking garage. Sizes and prices vary, prices range from $30 to $100/mo.

Can I reserve your community room?

​​If you live at Brownpoint or the event is for a Brownpoint Reserve resident, yes! Our amenity spaces can be reserved for private functions. Deposits may be requested but there is no rental charge.

Do you have cable?

​Cable and Satellite TV options are available through ResTech or TDS. Please contact them directly. ​

What internet service options are available?

​​Your apartment comes with a 100Mbps shared Internet connection from ResTech Services. Just plug an Ethernet cord from one of the internet outlets to your computer or a wireless router. Open your web browser, and follow the set-up instructions. For service, please call ResTech at 608-663-3868.  

Do you have free internet/WiFi? (Where is it available?)

​​Wired Internet, with speeds up 100Mbps, is included for each apartment as part of your monthly facilities fee. You’re welcome to add your own wireless router for your apartment, otherwise, you’ll need an Ethernet cable to connect. Wireless Internet is included in the community room and fitness center.

I need emergency maintenance. Who do I call?

​During business hours please call the office at 608-237-2865. If there is an emergency maintenance situation, please contact our after-hours on-call answering service immediately at 608-283-3133. See a list of emergency maintenance situations; be sure to scroll down to see them.

I have a non-emergency maintenance issue. Who do I contact?

​If you have a maintenance request during our regular business hours, please call 608-237-2965 and let us know what you need to have repaired. Maintenance requests can also be made using the online resident portal:  sba.residentportal.com

Do you allow pets? What is the pet policy?

Dogs, Cats, Fish, and Caged Birds are welcome! Dogs and cats must be neutered or spayed, and dogs must weigh less than 80 pounds (certain breed restrictions apply). Maximum of 2 pets, $40/mo. for per pet. No additional deposit is required. We ask that all pets who will be living or visiting your residence be disclosed. Qualified service animals are always welcome. Exotic pets are not allowed.

What is the parking situation?

​Your apartment includes an underground parking stall. We do assign stalls. Unauthorized vehicles will be ticketed and towed at the owner’s expense. A limited number of additional stalls may be available to rent on a first-come, first-served basis. Additional parking in the surface lot is available for additional resident cars and/or guests. ​

Is there a fee or permit required for parking?

One parking space is included in your rent. No permit is required.​  Additional parking may be added to your lease for $75 to $100/mo.

Is parking assigned?

​We do assign parking spaces in our garages.

I have a noise complaint. Who do I contact?

For general noise complaints, we encourage you to talk to the offending neighbor.  If you’re dealing with a neighbor’s late-night party please call the non-emergency police line.

Is there public transportation nearby?

​This property is served by Madison Metro's Route 73, which can be picked up where Old Sauk Rd. meets Junction Rd. ​

Are you near any transportation routes? Which ones?

​​We're located just off Madison's main thoroughfare, the beltline highway (Hwys 12/14 & 18/151), which connects to I-90/94.

What school district serves the community?

​We are in the Middleton/Cross Plains School District. Elementary School: Sunset Ridge, Middle School: Glacier Creek, High School: Middleton
